The primary focus of Incline is to achieve superior risk-adjusted cash-on-cash and internal rates of return. The investment strategy targets value-add opportunities within densely populated areas of the Northeast Corridor.



Incline Capital currently targets residential properties, retail shopping centers and mixed-use projects within the following investment criteria:

  • Transaction Size

    Incline has the experience to quickly underwrite single-asset and large-portfolio opportunities. Incline typically targets a minimum transaction size of $50 million with no maximum transaction size.

  • Transaction Structure

    Incline can execute deals via traditional structures as well as all-cash acquisitions utilizing accelerated due diligence periods, quick closing timeframes and limited contingencies.

  • Geographic Target

    Major metropolitan markets in the Northeast and Mid-Atlantic United States. Incline will consider other markets as part of a portfolio transaction.




Develop select New York City and other major metropolitan area rental and condominium properties through ground-up construction and/or conversions of existing uses.


Acquire and/or develop residential opportunities that build on Incline's existing retail presence in a selected market.


Add residential mixed-use components to retail properties where favorable demand characteristics are present.



Seek prime shopping center value-add and ground-up development opportunities.


Re-develop existing shopping centers by navigating governmental processes to allow additional density and/or to allow for a mixed-use component.


Acquire semi-core assets in stabilized markets below replacement costs.


Engage in ancillary prime development/redevelopment opportunities.

Founder/Chief Executive Officer

Rodger Bucchianeri formed Incline Capital, LLC to capitalize on real estate opportunities. Mr. Bucchianeri has a proven record of accomplishment as a skilled real estate developer and an astute investor. Throughout the years, Mr. Bucchianeri has earned a reputation for successfully acquiring and turning underutilized and undermanaged properties into profitable assets and for navigating complex entitlement processes.

Prior to founding Incline, Mr. Bucchianeri was a Principal in a private $750+ million Philadelphia-based real estate development firm. He oversaw all acquisitions and developments and promoted fundraising efforts through traditional lenders and private equity investors. While at the firm, Mr. Bucchianeri spearheaded several projects, ranging from ground-up grocery-anchored shopping center developments to large mixed-use redevelopments and Manhattan residential projects.

Mr. Bucchianeri began his career as an investment banker in mergers and acquisitions and corporate finance, gaining an understanding of the financial intricacies of real estate, capital markets, venture capital and fixed income. Mr. Bucchianeri earned a BSc in Economics from the Wharton School of the University of Pennsylvania, triple-majoring in Real Estate, Finance, and Legal Studies. He has been a Guest Lecturer and frequent guest speaker at Wharton and has served as a mentor for undergraduate and MBA Real Estate majors through the Wharton Zell-Lurie Real Estate Center.
